Leasdesk is condominium & HOA management software for companies that run several communities. On the Business plan, every condominium and HOA in your portfolio sits in one organization. Each property keeps its own tickets, bookings, invoices and residents, and access is scoped to a property when it should be: the manager of one community does not see the next.
The company’s administrators see the whole portfolio. Managers, staff and the security desk see the properties they work on. Residents see their own unit.

Roles scoped to one property
Five roles come built in:
- Org Administrator: everything, across the organization.
- Manager: runs the property they are assigned to.
- Staff: works the tickets, bookings and maintenances.
- Officer: the security desk of one property.
- Resident: their own units and what belongs to them, nothing of the others.
A role is assigned for one property or for the whole organization. When the five do not fit, custom roles pick from the permission catalog and can be scoped to one property too, for example a role that works the invoices and the bank statement but not the tickets. Every button in the app follows the grants the person holds.
Residents are invited from a unit. They never take a staff seat and never appear on the Members page, which lists the company’s own people.
The security desk, per property
The Officer is always scoped to one property. At the desk, they log packages and hand them over, check visitor passes at the gate by scanning the QR code or typing the code, log every arrival and walk-in, and file incidents, without the billing screens. Each property decides whether departures are logged too and how long a visitor pass may run. The packages, the visitor passes and the incident log come with Pro and Business.
A history of every record
Every create, edit and delete of the organization’s records lands in the audit log, with the changed columns, old and new, and so does every membership and permission change. Filter it by kind, person and day, and export it as a CSV. Each record’s page carries its own history, so a disputed invoice or a reassigned ticket shows who changed what and when.
Your brand on the app and the mails
Your logo and your brand color on every screen, with the whole palette taken from that one color. The mails about your properties, invitations included, wear the same logo and color and go out from your own address, with a closing line and a reply-to address your administrators set; the sign-in, subscription and support mails stay Leasdesk’s. Our team connects the sending service for you (SMTP, Amazon SES or Azure Communication Services): ask for it from Support in the app.
Billing each property on its own
A Business group chooses between one bill for the company and a bill per property. With a bill per property, each property has its own legal name, tax id, currency and card, and pays for its own units, seats and storage. A new property goes to its own checkout right after it is created, and a property without a live bill is paused until it has one. Each association can be billed for its own community while you run all of them from one organization.
Business is for verified companies
Business is sold to verified companies. After checkout, your organization submits an application with the company, its representative and its documents. The Leasdesk team reviews it and approves or rejects it with a reason. The trial is extended while the application waits, so nothing is charged before a decision. After a rejection you can correct and resubmit, or switch to Pro. Every step is mailed.
Support from the Leasdesk team
Org Administrators and Managers open a support ticket from anywhere in the app: a bug, a question, billing or anything else, with files and the page they were on. The thread stays in the app, and both sides are mailed on every reply.
What every property gets
Business includes everything in Pro, for every property in the organization:
- invoices for the monthly fee (dues), finished bookings, expense shares and late fees, with payments recorded by your team and the bank statement CSV matched line by line (billing and dues);
- contracts, insurances, maintenances and inventory with their alerts, and the meter readings;
- announcements to the residents, by mail and in the app;
- the desk’s packages, visitor passes and incident log;
- tickets, amenity bookings, residents and the bylaws, as on every plan.

How a company starts
- Create an account. The setup wizard asks whether you are setting up one property or a group of properties; choose the group.
- Describe the company in one form, then its first property.
- Pick Business, give the billing details, choose whether the company or each property pays, and go through checkout.
- Fill in the verification form.
- Generate the first property’s buildings and units, tick its amenities, and invite its managers, staff and officers.
More properties join the same organization from the app. Leasdesk works in English, Spanish, Portuguese and French, and each person uses the language they prefer in the app and in every mail.
One community only?
An independent manager or a self-managed board with one condominium or HOA does not need this path: for property managers, Starter is free.
