What is Leasdesk?

Leasdesk is condominium management software. One desk for residents and roles, tickets, amenity bookings, monthly invoices issued in one step, and bank reconciliation. Staff on site and residents at home open the same product on a phone or a computer.

Who is it for?

Independent property managers who run one condominium, and management companies that run several under one organization. For property managers and for management companies spell out each path.

Which languages does it speak?

English, Spanish, Portuguese and French. The app, the mails and this site follow the language each person prefers. A resident can read Portuguese while the manager works in English.

Is there a free plan?

Yes. Starter is free for one property, with caps on units, staff seats and storage. It covers the structure, residents, bylaws, tickets and bookings. See the plans for what Pro and Business add.

How does the trial work?

Pro and Business start with a free trial, with the card on file. Nothing is charged before the trial ends. You can cancel anytime from the billing portal.

Can I run one condominium, or a group?

Both. The setup wizard asks whether you are setting up one property or a company with several. A single-property organization stays on that one condominium. A group keeps every property under one roof, with access scoped to a property when it should be. Several properties in one organization is a Business feature.

Does it issue invoices and match the bank?

Yes, on Pro and above. Issue the month and every unit gets its invoice: the fee, finished bookings, its share of the expenses and a late fee on what is overdue. Record payments, mail the invoice and the receipt, and import the bank’s CSV so each line can be confirmed as a payment. Residents do not pay through Leasdesk: there is no online payment, by card or any other way. Billing and dues has the details.

What doesn’t Leasdesk do?

It does not run general meetings: it does not draw up the notice, take the votes or keep the minutes. It keeps no accounts either: no general ledger, budget or financial statements. On Pro and above, an announcement tells the residents when the meeting is and can carry the notice and the minutes as files, and the invoices, the expenses and the bank statement export as CSV for whoever keeps the books.

What do residents see?

A resident is invited from a unit. They see their own unit and what belongs to it: their invoices, their bookings, the tickets they opened, the announcements meant for them, their packages and visitor passes, the bylaws, the property’s expenses and the maintenance schedules — nothing of the other units. They book amenities under the property’s rules. They do not take a staff seat.

Where can I use it?

Prices are in the currency of your billing country: US dollars in the United States, Brazilian reais in Brazil, Mexican pesos in Mexico, Chilean pesos in Chile, Colombian pesos in Colombia and euros in the euro countries. Every other billing country, Canada included, is billed in US dollars. The service is used from other places too.

How do I start?

Create an account, walk through the setup wizard and see the property on the screen. Starter is free. The plans name what is included on Pro and Business.
